Buying or selling a home is the single most important financial decision that most Canadians ever make. It is also one of the MOST EXCITING decisions we make.

I have been in the REAL ESTATE and MORTGAGE FINANCING business since 1986. With 28 YEARS of EXPERIENCE under my belt, I have pretty much seen it all. Few agents can say this, and even fewer agents have PROFESSIONAL EXPERTISE in both the MORTGAGE FINANCING and REAL ESTATE areas.

 22% interest rates in Canada in the mid 80’s, and the ensuing real estate crash of the early 90s. The more recent US housing bubble fuelled, by the sub-prime lending crisis, and the subsequent melt down Stateside a few years ago, sat in a front row seat for all of it.

As someone who strongly believes in real estate, as the best long-term wealth building strategy in history, for the vast majority of ordinary middle class folks like myself, I practice what I preach.

My husband and I have purchased and sold numerous homes in both Canada and the US, we own investment properties, and can say without hesitation, that real estate investment for us, is the single most important factor in securing our financial future, far more important than any other investment type, including stocks, bonds and RSPs.

I was born and raised in Toronto, have lived in Pickering, Ajax, Fenelon Falls, Oshawa, The Beaches, Woodbridge, Mississauga and Waterdown in Canada, as well as the New York / New Jersey area, Houston, Texas, Snead Island and Venice, Florida areas of the US.

And the AMAZING FACT of the matter is this, in buying and selling all of these homes, I have yet to lose money, and almost all of the capital gains generated, were “tax free”, as a result of selling a “principal residence”. (Note: the sale of a cottage or vacation home is not tax-free.)

This bears repeating. The capital gains earned on the sale of your “principal residence”, is for most middle class Canadians, the only way we can earn money from an investment, and legally pay no taxes. 

It is the single most important tax break our government gives us, and we would all be well advised to take full advantage of it.
